First time ever offered on the real estate market. “Cross Tides” is an exceptional waterfront property unlike any other. Nicely elevated on a three acre peninsula, this site has unsurpassed wide water views over the Rappahannock River and Carter’s Creek including exquisite sunrises and breathtaking sunsets. Watch oyster boats fish the off-shore oyster grounds in the river and local watermen check their crab pots in the creek. Enjoy the parade of private yachts and sailing vessels entering Carter’s Creek for anchorage at the renowned Tides Inn Resort. This property combines quiet elegance with the charm of yesteryear and a vast array of fun-loving amenities.
The 120’ pier with 7’ MLW is located on the protected creek side of the property and will accommodate almost any sized vessel with beams up to 18’. There are multiple slips that utilize the widely spaced mooring pilings. There is also a boat lift, jet ski lift, as well as 50 AMP and twin 30 AMP power and water outlet.
A year-long redesign and major renovation of the main residence has resulted in a new modern and open floor plan with coastal charm throughout. The exterior has all new brick porches and patios with brick walkways to the Cove House, Pool and Cabana Bar areas. The brick patio outside the kitchen has gas and TV lines “stubbed in” for the ultimate outdoor living experience. The siding is virtually maintenance free with all new Hardieplank and PVC trim. The recently painted roof is old-fashioned hand-crimped metal which was fabricated on site for all three structures on the property. In addition, there are all new gutters, downspouts, outdoor light fixtures, and electric panels.
The interior of the main house has been beautifully redesigned and professionally decorated. There are fabulous views in every direction. New hardwood floors, light fixtures, 46 LED recessed lights and custom designed crown molding reflect the quality of the home. Professional window treatments add warmth to the rooms. The floor plan is perfect for entertaining with a generous entrance foyer that opens to the dining and great room area which is complemented by a gas or wood fireplace framed by arched built-ins. The all-new and fully visible gourmet kitchen features leathered granite countertops and backsplash, extra-large center island and an abundance of new cabinets. Stainless steel appliances include a Wolf gas cooktop, 5-door refrigerator, dishwasher, disposal, trash compactor, hands-free faucet, triple bowl sink, warming drawer, built-in microwave and wall oven. The adjacent Butler’s Pantry has the same granite countertops/backsplash and cabinets plus a stainless steel 156-bottle wine cooler, full-size refrigerator, built-in multi-function microwave, dishwasher and garbage disposal. The newly enlarged 1st Floor Master Bedroom at 26’ x 15.8’ includes a seating area, gas log fireplace, big-screen TV and hardwood floors. Double sliding glass doors frame the view of Carter’s Creek and open to a private brick terrace. The spacious and lavish all-new Master Bathroom is show stopping with large “his and her” vanities distinguished by generous cabinetry crowned with quartz countertops. There are also “his and her” water closets and “his and her” walk-in clothes closets. The oversized master shower for two is finely crafted of green marble with a built in shower seat and a “feature wall” of green glass to create a waterfall appearance. An adjoining room in the master bath has an owner’s private full-size washer and dryer, generous cabinetry for storage and a naturally light-filled makeup/office space. The floors in the master bathroom area are heated dark green slate. Separate from the Master Suite but nearby is a private office with high-speed internet and a powder room with deluxe fixtures and imported designer wallpaper. The upstairs of this well-designed home has three large and comfortable bedrooms each with new ensuite ceramic baths. It also includes a separate laundry room.
The octagonal 38’ x 20’, 2-level architect-designed and engineered Cove House has an amazingly intricate open ceiling supported by walls of windows revealing panoramic views of the pool, river and creek. It has a fully equipped kitchen with twin microwaves, electric range, refrigerator, dishwasher, disposal, and ample cabinetry with quartz countertops. The dining banquette seats 10 comfortably and the living area is large enough to accommodate twin 108” sofas plus side chairs and TV. The lower level of the Cove House has generous “his and her” changing rooms with full baths and a nice-sized room with a work bench and storage area for pool toys, life jackets, etc.
The extra- large, L-shaped salt water pool is the centerpiece of the property. The shallow end has underwater bar stools beside the hot tub spa. It also has a pool slide and diving board. A beautiful patio surrounds this pool and allows plenty of room for dining, entertaining and lounging. Multiple outdoor speakers set the tone for all types of gatherings.
The 16’x16’ Cabana Bar complements all the other amenities of the pool area. It features a full-width wet bar, refrigerator, commercial ice machine, dryer connection, wine cooler, TV and full bathroom. A custom-designed retractable Sunbrella and plexiglass enclosure combined with two retractable storm doors allow it to be secure during inclement weather.
This exceptional property is sure to meet the highest expectations of any coastal river home. Protected deep anchorage at the pier, all newly designed Main Residence plus Cove House, Phenomenal Pool, and Cabana Bar ensure you will never want to leave your own private resort.
